Either. We fabricate in our own workshop in Ajman Industrial Area 1 and install with our own team, which is the usual arrangement. If you have a contractor handling installation we can supply ready to fit — tell us at enquiry stage, because it changes how the work is detailed and packed.

Both. We work directly with building owners and tenants, and as a specialist subcontractor to main contractors, fit-out companies and interior designers who need the glazing and metalwork packages handled properly rather than subcontracted twice.

Yes. A meaningful share of what we are asked to replace turns out to need adjustment rather than replacement — worn rollers, a dropped hinge, a misaligned lock. We would rather say so and keep the relationship than sell a replacement that was never needed.

Yes, and for occupied offices and trading retail units it is often the only sensible approach. Tell us the access window at enquiry stage, because it changes how we sequence fabrication and delivery, and it does affect the price.

Because real buildings are not the drawing. Walls run out of plumb, floors fall towards drains, openings that should be identical are 8mm apart, and finished floor levels change once tiling goes down. Fabricating to an assumed dimension is the single most common cause of a glazing job going wrong.

Photographs of the location, approximate dimensions, the emirate and area, and roughly when you need it finished. For fit-out work, the floor plan and the reflected ceiling plan. For a repair, a close photograph of the damage plus one of the frame profile and hardware.

Yes, and we would usually rather do that than quote one option. Where a cheaper specification is genuinely adequate for your situation we will price it alongside the better one and explain the difference, so the decision is yours rather than ours.

We can give an indicative figure from a drawing, which is often enough for budgeting. We will not treat it as a fixed price until we have surveyed, and we will say clearly which of the two you are looking at.

Toughened glass is four to five times stronger and breaks into small blunt granules. Laminated glass is two panes bonded with an interlayer, so when it breaks the fragments stay in place and the pane stays in its frame. Use toughened where someone could walk into it; use laminated where a pane leaving the frame would be dangerous — barriers, balustrades and all overhead glazing.

No — and this is not a limitation of any particular supplier. Toughened glass shatters if it is cut, drilled or edge-worked after the furnace. Every hole and cut-out is machined into the annealed pane before toughening, which is why accurate measurement matters so much on toughened products.

On any elevation taking direct sun, yes — it reduces heat conducted through the frame and cuts condensation around the frame edge in heavily air-conditioned rooms. On a shaded elevation or an internal opening it is usually not worth it, and we will tell you when that is the case.

Grade 316. Grade 304 will show tea-staining and pitting within months in chlorinated or salt-laden air. The cost difference is small compared with replacing corroded fittings, so on any coastal or poolside job we specify 316 as standard.

For steel, hot-dip galvanising with a polyester powder coat over it. Powder coating alone looks good but any scratch reaching bare steel starts corroding, and coastal humidity accelerates that considerably. For aluminium, quality powder coating or anodising both perform well.

Not properly. Once the perimeter seal of a sealed unit fails, the cavity is compromised. Drilling to clear the fog removes the visible problem for a while but the unit is no longer sealed and it will fog again, so we do not offer it. The unit is replaced — and only the unit, not the frame, which keeps the cost far lower than most people expect.

Almost certainly not. It is nearly always worn rollers or a track packed with fine dust. Both are straightforward to put right and cost a fraction of a new door.

Moisture reaching the silvering from behind, or the wrong adhesive attacking the paint backing. Both are installation problems rather than mirror quality. Fixing with a neutral-cure mirror adhesive and leaving an air gap behind the panel prevents it.

Usually the leak is a blocked drainage path rather than a failed seal, and adding silicone to the outside makes it worse by trapping water inside. Curtain walling is designed to drain, not to be watertight. The right approach is to find where the drainage is obstructed, which is what we investigate before quoting.

Rarely. It is normally the post moving or the hinges wearing rather than the gate failing. We check whether the post foundation is adequate before re-hanging, because otherwise it will simply drop again.
