In practice
People think about a parking shade in terms of shade, and specify it in terms of appearance. What actually decides whether it survives is wind — and specifically uplift rather than downward load. A large flat or gently pitched roof over an open car park behaves like a wing: air accelerating over the top creates suction that tries to lift the whole structure off its footings. A shabab wind or a summer storm produces uplift forces many times the weight of the roof itself, which is why failed shades are almost never found crushed downward. They are found flipped, or with the roof sheets peeled off and the frame still standing.
That changes what matters in the build. The roof-to-purlin fixings have to be uplift-rated and set at the correct spacing at the edges and corners, where suction is highest — not at the same generous spacing used across the middle of the roof. The frame-to-footing connection has to be a real holding-down detail into an adequately sized concrete base, not four small anchors into a thin slab. And the footings themselves have to be sized to resist overturning, which on a cantilever shade means considerably more concrete than most people expect, because the entire load is being resisted at one line of columns.
The second design driver is heat. A steel frame sitting in full sun all day expands measurably along its length, so a long run of shades needs movement allowance in the purlin splices and roofing sheet fixings, or the sheets buckle and the fixing holes elongate until they leak and rattle. Roof material matters here too: single-skin metal sheet is cheapest and hottest, insulated sandwich panel keeps the car noticeably cooler and is quieter in rain, and aluminium composite gives the cleanest architectural appearance where the shade is part of a building rather than a utility structure in a yard.
Then there is drainage, which is where finished parking shades most often disappoint. Rain in the UAE is infrequent but arrives all at once, and a shade with no gutter dumps the entire roof area straight onto the cars underneath and onto whoever is walking to them. Guttering with downpipes taken down inside or alongside the columns costs a little more and changes the experience of the structure entirely. Similarly, water that is allowed to pool on a slightly under-pitched roof will find every fixing hole eventually.
Failed shades are almost never found crushed downward. They are found flipped.

How we do it
The steps specific to this work — not a generic checklist.
Bay widths, driving lines, existing slab condition and drainage fall all measured before a layout is proposed.
Cantilever or post-and-beam, span, height and roof profile — decided against the parking layout, not against a catalogue.
Foundation sizes and holding-down details agreed against the exposure. This is the part that decides whether it survives a storm.
Frames cut, welded and drilled in the workshop, then galvanised and coated before anything reaches site.
Frame set and plumbed, roofing fixed at the specified centres, then gutters and downpipes fitted and tested.
Send drawings, dimensions or a photograph of the space. For anything beyond a straightforward replacement we will arrange a survey, because measuring it ourselves is the only way to quote a price that will not move.
Questions
Cantilever looks cleaner and leaves one side completely open, which makes parking easier. Post-and-beam is more economical over wider areas and is inherently more stable in wind. If the footings can be built properly, cantilever is usually the better experience; if they cannot, post-and-beam is the honest choice.
That depends almost entirely on the footings and the roof fixings, not on the frame. We size holding-down details and tighten fixing centres at the edges and corners where uplift is highest. Shades that fail in storms have almost always been under-founded or under-fixed at the perimeter.
Yes, and it is noticeable. A single-skin metal roof re-radiates a lot of the heat it absorbs straight down onto the car. An insulated sandwich panel cuts that substantially and is also much quieter in heavy rain. It costs more, and whether that is worth it depends on how the parking is used.
Often yes. If the frame is structurally sound and the footings are adequate, replacing degraded roofing and fixings is far cheaper than a new structure. We inspect the frame and footings first and will tell you if re-sheeting a compromised frame would just be postponing the real work.
We recommend it on almost every installation, and we can add it to existing shades too. Without a gutter, the whole roof area discharges over the edge onto cars and people. With one, the water goes down a pipe.
